The terms and conditions of holiday letting the premises as agreed to by both parties are as follows. If you fail to comply with the following terms and conditions the agent and/or owner may refuse the key, amend the charge or immediately terminate the occupancy.
1. The premises are let to you for holiday purposes only for the period agreed to between you and the agent and/or owner.
2. No responsibility can be accepted by the agency and/or owner if the choice of your accommodation is not to your liking. All descriptions and representations about the property are made in good faith by the owner and/or agent. No responsibility can be accepted for errors, omissions or mis-descriptions, however, we endeavour to ensure this does not occur.
3. The number of occupants must not exceed 6 unless otherwise agreed to between you and the agent and/or owner.
4. All bed, bathroom and table linen must be provided by the occupants.
5. Pets are not permitted on or about the premises.
6. All damages, breakages and losses to the property, furniture, fixtures, fittings, furnishings and lock and key replacement are to be reported to the agent and/or owner and paid for immediately by the tenant. The tenant will be responsible for any damage incurred to the property by themselves or their guests and the owners reserve the right to pursue the occupants for any damage caused to the property.
7. Occupants must allow the agent, or representatives of the agency, access to the property to carry out any necessary repairs.
8. No responsibility is taken for occupants’ personal property left on the premises.
9. No person on the premises shall be guilty of conduct that is a nuisance to neighbours.
10. No diving off the jetty – shallow water.
11. The premises are available from 3pm on the day of arrival and are to be vacated before midday on the day of departure (unless other arrangements have been agreed in advance).
12. Keys are to be returned to the owner or agent within the week of vacating the property by mail.
13. Keys will be mailed to you with details of the address of the property and directions once the accommodation had been fully paid for.
14. Please ensure all windows and doors are locked prior to departure.
15. Please avoid unnecessary noise and behaviour that may disturb or distress neighbours.
16. We cannot accept responsibility for personal possessions left on the premises. Please ensure you check the premises before departing. A minimum $10.00 plus postage fee will be payable for recovery of any items left at our properties.
17. The agent and/or owner reserves the right to refuse or cancel any bookings with return of deposit.
18. If the tenant cancels the booking then the tenant is liable to pay the owners a cancellation fee as follows:-
(a) Within 7 days of the date booked for arrival then the tenant forfeits 100% of the rental fee to the owner/agent as a cancellation fee.
(b) within 8 to 14 days of the date booked for arrival then the tenant forfeits 85% of the rental fee to the owner/agent as a cancellation fee.
(c) If the cancellation is made between 15 days and 30 days prior to the date booked for arrival then the cancellation fee to be kept by the owner is 65% of the booking fee.
(d) If the cancellation is made more than 31 days prior to the arrival date then the cancellation fee is 50%.
19. All children should be supervised at all times when near or around or in the water. All occupants and their guests should take care when on the jetty and in the water and the owners will not accept any responsibility for any injuries caused at the property or on the jetty or surrounding water areas.
20. Failure to observe any of the above terms and conditions will grant the agent and/or owner the immediate right to terminate any booking or occupancy. Absolutely no refunds will be given under these circumstances.
21. NO smoking in the house at all.
CLEANING – Please leave the house as you find it!!
GARBAGE BINS – Monday night please put the garbage bins outside on the street with the handles facing in towards the house.
KEYS – to be returned to the owner by mail within 7 days of vacating the property unless other arrangements made with owner or agent.
OUT OF HOUSE – by midday (12pm) unless other arrangements made directly with agent or owner.
